It’s a collection of unused inches and dusty corners, the footage that has never been tallied. An attic is massive… and utterly ignored. You’ve never utilized the space. You’ve never even tried. The beams are exposed; the planks are weak; and shadows suggest all the little nightmares you’ve tried to forget from childhood. There is no value in the space, beyond occasional storage. It has no worth.

Attics are often overlooked by today’s sellers. There’s an expectation of finishing basements, of offering buyers the downstairs convenience. But the space that waits above is thought to be without merit.

Such thoughts must be revised, however — because a finished attic can offer just as many rewards as its basement brethren for a fraction of the cost. Simple changes like flooring and installation can add instant value to these spaces, allowing them to be used for more than mere storage. They can instead be designated as new levels: with the potential to serve as bedrooms, media rooms, offices, suites and more (just be certain there is access to plumbing for the latter).

And sellers will discover that attics are traditionally less expensive than updating other areas of a home. This is because they are already structurally sound and require only basic changes — rather than having to be entirely replaced. This saves money, time and patience: while also yielding a high reward. Attics often increase the value of houses by 10 percent and this can’t be denied by those seeking profits.

Don’t ignore the space above your head. Choose instead to make it part of your home. Buyers will be intrigued and bids will be higher.
